Opening: Congrats, I see that you are crushing it.

Mutual Fact: We don't know each other much other than here socially. But I have been following your success for a while.

Easy Question: I said I was wondering if you're still growing a team here locally.

Realtor Response: “Yes, I am.

(Don’t go for the kill) Are you looking to grow with newer agents or seasoned agents?

Realtor Response: “Yes, both.

“You bet that you have some sort of training that you provide to help with like lead generation or marketing is that typically done weekly monthly virtually what does that look like in your office?

Realtor Response: Yes we have a weekly (or whatever they respond with)

Have any of them been asking on ChatGPT, Instagram, Online Lead Gen?

Realtor Response: Yes both
